Core Responsibilities:
1. In alignment with Senior CRE Manager coordinates with internal end-user or shareholder / project leaders to assist with project initiation and interprets the business requirement to real estate requests.
2. Select and supervise brokers to provide standard deliverables, including market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, contract negotiation etc.
3. Coordinates site inspection, provides proposal comparison as well as technical comment;
4. Coordinates selected investors, developers, government and other relevant parties involved in buildtosuit projects for commercial negotiation and contract negotiation.
5. Coordinates/conducts the negotiation of and drafts leases and lease amendments, disposes of surplus property and locates and acquires new properties that meet businesses requirements within determined timelines together with other department subject to the projects requirement.
6. Monitors the essential real estate certificates in each site, provides quarterly report to management.
7. Reviews, analyzes, and interprets required financial analysis including IRR (internal rate of return) and/or NPV (net present value) to enable the business units to allow solid decision making.
8. Prepares appraisals and due diligence analysis of real estate properties in smaller M&A projects.
9. Collaborates with end-users, assisting with internal coordination of real estate related topics with other central functions (Legal, Tax, M&A, EHS, Logistics, Purchasing, Accounting, Controlling, Group Finance, Facility Management) for internal project approval process.
10. Lease database management and the implementation of IFRS lease documentation.
